Having a substantial conveyancing department we act for many clients who feel upset when they realise the amount of fees paid to estate agents who may have performed little if any valuable work on their behalf. These fees can be many thousands of pounds for which clients receive no value. Recognising this we at Lampkin & Co always aim to give clients the best value. We have excellent office facilities, advertise properties and so offer a full One Stop Property Shop service to our clients.
When the decision is made to sell a house clients, we believe, need professional help and guidance throughout what can be a very stressful time. We will carry out full market appraisal research on properties and a full detailed and professional valuation will be undertaken. Our aim with valuations is not to suggest to clients the highest value for their property just to secure the instruction. We consider this to be bad practise. We believe that we should advise our clients from day one in a professional manner given our duty as solicitors and estate agents. We will therefore carry out full market research and advise clients as to the value that should be given to their property in order to attract a sale at the right price at the right time and in the right circumstances.
We do not impose our valuation on clients we receive their instructions. We advise them fully and all agree on the way forward.
Thereafter clients properties are marketed by the production of professional quality particulars, placing the house on www.rightmove.co.uk, weekly adverts in local property newspapers and high street shop window advertising.
We at Lampkin & Co are based on a business park with excellent facilities including free parking and attract and welcome members of the public to come and view properties on sale.
We have business arrangements with two high street premises in Shotton and in Queensferry where we can exhibit clients properties in full view of the passing public.
We have therefore covered the entire market.
One of the most attractive features of our scheme is our groundbreaking fee structure. We believe clients need clarity, they need to know that there is a cap on the level of fees they will pay.
We only charge 1% plus vat. That is all that a client will pay from instructing us to sell a property to moving. It includes all our estate agency fees, all our legal professional charges in connection with the conveyancing, including disbursements and including the HIPs package. Our only stipulation is that if an instruction to sell the property is withdrawn from us that client’s reimburse us the money we paid to purchase the HIPS package. We believe that this is the best deal with the are and we are proud of it.
